This package also includes the working drawings as part of the pre-construction stage. This set of drawings, paired with the finish specifications, make up the final documents needed to get accurate quotations from general contractors and also to be able to construct the project.

- Initial appraisal and survey of the existing interior and/or exterior (where appropriate).
- Provide general advice (Is there a need for planning permission? What goals do you have for that space? Are there any structural issues? Etc).
- Develop concept design from client’s brief.
- Working drawings.
- Detailed specification report.
- Preparation of bills of quantity and /or schedules of works (where appropriate).
- Advise and obtain a list of tenders for the building contract.
- Invite tenders.
- Negotiation of costs with a contractor if appropriate.
- Energy advisory report.

- Consultation with Planning Authorities where appropriate.
