Pre-Construction Stage
This stage includes the preparation of tender documentation in sufficient detail to enable a tender or tenders to be obtained for the project. This documentation indicates general compliance of the design with building regulations, accessibility requirements, safety, health and welfare regulations, and other statutory requirements.
Working drawings including itemised notes and specifications on how the building is to be built are prepared. Specifications prepared by other design team members are co-ordinated to ensure compatibility and to limit or remove any overlap.
Finally, potential contractors are identified and evaluated. Following this tenders are obtained and appraised. Then a submission of recommendations is sent to the client and a successful tenderer is appointed as the contractor for the works.
